Which Account Type code do you use for HOA dues?
We default to 89 (Rental agreement) per DECISIONS.md, pending CDIA's confirmation of an HOA-specific code. Sperlonga and other furnishers use the same code today. Records that use a different code surface as a warning, not a hard error.
Do you report to all three bureaus?
Yes. Sperlonga reports only to TransUnion and Equifax; we ship 3-bureau parity (TU + EQ + EX) where homeowner consent allows. Experian renders HOA tradelines under the generic real-estate segment.
How does the CC&R disclosure gate work?
Each HOA association in your account requires one attestation that the CC&Rs disclose credit-reporting policy. Until that's recorded (with timestamp + actor + optional note), generate-file refuses to emit any record for that association. Attestations are audit-logged.
Do I need homeowner consent in every state?
No. Our state-compliance matrix tracks which jurisdictions require consent (CA, NY, NV, CO, NC) and which don't (FL, TX, AZ, WA, GA). Records for homeowners without an opted_in row are blocked in consent-required states.
Do you integrate with CINC, Vantaca, FrontSteps, AppFolio HOA?
Connector framework is built; CINC + Vantaca live integrations are gated on partner-program approval (4–8 week lead time). For now, you can connect via CSV upload or manual import. We'll surface the live connectors as they ship.

The hoa_homeowner_consents row is marked revoked, and subsequent generate-file runs exclude the homeowner automatically. The audit log captures who, when, and why.

Yes — the HomeownerConsentImporter accepts CSV exports from any PMS. Consent method, evidence URL, and timestamp are captured per row.
