    Challenges for HOA Management Companies

    Sperlonga vendor lock-in

Sperlonga reports to 2 bureaus only (TU + EQ), per-door pricing isn't published, and switching vendors mid-year is rare. You need a modern alternative.

    State-by-state disclosure complexity

CA SB 410/625 (Jan 2026) added new disclosure rules; NY, NV, CO have their own. Tracking which associations are in compliance is a full-time job.

    Homeowner opt-in burden

Some states require written homeowner consent before any tradeline can be reported; capturing, tracking, and revoking opt-ins manually doesn't scale across 50+ associations.

    CC&R disclosure gating

FCRA §623 requires accuracy + permissible-purpose; reporting an HOA assessment without proper CC&R disclosure is a real liability. Every association needs a documented attestation.

    How Metro2 Helps

    Multi-bureau coverage

Submit to Equifax, Experian, and TransUnion — not just two. 3-bureau parity where homeowner consent allows.

    Per-association disclosure gate

Every association requires explicit CC&R disclosure verification before generate-file will emit any record. Audit-trailed in the existing record_audit_log.

    State-compliance matrix built in

10 high-density states (CA, NY, FL, TX, AZ, NV, CO, WA, GA, NC) shipped with researched summaries; contact us for the rest.

    PMS integrations on the roadmap

CINC Open Platform, Vantaca, FrontSteps, AppFolio HOA, BuildingLink, Buildium HOA — and AssociationREADY as a fast-path hub.

    Features for HOA Management Companies

    1HOA association manager

List + CRUD UI for associations, with disclosure-verify status per row.

    2Homeowner consent importer

CSV import for bulk opt-ins from your existing PMS; web-form, email, paper, and API methods supported.

    3State compliance matrix

Shipped table for the 10 highest HOA-density states, with citations and notice-period rules.

    4Account Type 89 default

We default to Account Type 89 (Rental agreement) per DECISIONS.md — surfaced as a warning, not a hard error, until CDIA publishes an HOA-specific code.

    Who Uses Metro2

    Master-planned communities

Large HOAs with hundreds-to-thousands of homeowners and complex assessment ledgers.

    Condo associations

Mid-density buildings with shared CC&Rs and tight collection cycles.

    Mixed-use developments

Properties combining residential, retail, and commercial assessments under one HOA.

    Self-managed HOAs

Smaller boards without a dedicated PM company; web-only flow keeps onboarding light.

    Compliance & Regulations

    CC&R disclosure gate

Per DECISIONS.md, no file can be generated for an HOA until the board attests that the CC&Rs disclose credit reporting. Every attestation is audit-logged.

    Homeowner opt-in tracking

Per-state matrix drives whether opt-in is required; revoked consents are auto-excluded from subsequent submissions.

    FCRA §623 furnisher obligations

Same accuracy, dispute-response, and obsolescence duties as any other furnisher — pre-flight validation catches issues before the bureau does.

    Frequently Asked Questions

Which Account Type code do you use for HOA dues?

We default to 89 (Rental agreement) per DECISIONS.md, pending CDIA's confirmation of an HOA-specific code. Sperlonga and other furnishers use the same code today. Records that use a different code surface as a warning, not a hard error.

Do you report to all three bureaus?

Yes. Sperlonga reports only to TransUnion and Equifax; we ship 3-bureau parity (TU + EQ + EX) where homeowner consent allows. Experian renders HOA tradelines under the generic real-estate segment.

How does the CC&R disclosure gate work?

Each HOA association in your account requires one attestation that the CC&Rs disclose credit-reporting policy. Until that's recorded (with timestamp + actor + optional note), generate-file refuses to emit any record for that association. Attestations are audit-logged.

Do I need homeowner consent in every state?

No. Our state-compliance matrix tracks which jurisdictions require consent (CA, NY, NV, CO, NC) and which don't (FL, TX, AZ, WA, GA). Records for homeowners without an opted_in row are blocked in consent-required states.

Do you integrate with CINC, Vantaca, FrontSteps, AppFolio HOA?

Connector framework is built; CINC + Vantaca live integrations are gated on partner-program approval (4–8 week lead time). For now, you can connect via CSV upload or manual import. We'll surface the live connectors as they ship.

How do you compare to Sperlonga?

Modern self-serve UX, transparent pricing (no per-door pricing opacity), 3-bureau coverage instead of 2, built-in CC&R disclosure gate, and a state-by-state compliance matrix. We're API-first and built on the same infrastructure that powers our rent-reporting and CDFI products.

What happens if a homeowner revokes consent?

The hoa_homeowner_consents row is marked revoked, and subsequent generate-file runs exclude the homeowner automatically. The audit log captures who, when, and why.

Can I bulk-import homeowner opt-ins from my PMS?

Yes — the HomeownerConsentImporter accepts CSV exports from any PMS. Consent method, evidence URL, and timestamp are captured per row.
