Housing specifics
Include mortgage-specific identifiers where applicable. Ensure delinquency and loss-mitigation programs are represented consistently to avoid misleading consumer reports.
Loss mitigation
Represent forbearance or trial modifications clearly so payment expectations and past-due do not conflict with status. Coordinate with investors/insurers on required attributes.
Servicer transfers
Use K1/K2 and, if needed, L1 to preserve continuity across transfers. Avoid double-reporting the same obligation under two servicers during a handoff month.
