    Metro 2 Integration for Entrata

Connect to Entrata's modernized REST API (upgraded from SOAP as of 2025) at {subdomain}.entrata.com/api/v1 using Basic Auth or OAuth 2.0 for App Store integrations. Metro2 pulls resident demographics, lease terms, charge schedules, payment ledger entries, and community/unit data. Each field is mapped to the Metro 2 Base Segment, validated against CDIA formatting rules, and submitted to Equifax, Experian, and TransUnion. Entrata includes native ResidentVerify screening and a Rent Reporting feature — this integration provides an alternative with your own data furnisher credentials. Legacy SOAP API gateway was deprecated April 2025.

    How It Works

Metro2 authenticates to Entrata's modernized REST API using Basic Auth (or OAuth 2.0 for App Store integrations) at your subdomain-specific URL ({subdomain}.entrata.com/api/v1). It pulls resident records, lease terms, charge schedules, payment ledger entries, and community/unit data. Entrata webhooks provide real-time updates between batch syncs. Each field is mapped to the Metro 2 Base Segment, validated against CDIA rules, and submitted to Equifax, Experian, and TransUnion.

    Benefits

    Modernized REST API (2025+)

Entrata modernized its API from legacy SOAP to REST as of 2025. The new gateway uses Basic Auth + OAuth 2.0 for App Store integrations, with endpoints at {subdomain}.entrata.com/api/v1.

    Enterprise Multifamily Scale

Entrata serves the largest multifamily operators in the U.S. The API handles portfolios with thousands of units across hundreds of communities.

    Native ResidentVerify and Rent Reporting

Entrata includes ResidentVerify for tenant screening and a native Rent Reporting feature. This Metro2 integration provides an alternative with your own data furnisher credentials and full Metro 2 file control.

    Webhook Support (Modernized Gateway)

Entrata's modernized API gateway includes webhook support for real-time event notifications. Metro2 uses these to stay in sync between scheduled batch pulls.

    Resident Portal Integration

Consent for credit reporting can be collected through Entrata's ResidentPortal or during lease signing. The API integration pulls data from the backend regardless of which Entrata modules you use.

    Compliance Built-In

Metro2 validates all data pulled from Entrata against FCRA and CDIA bureau standards before submission. Entrata's ledger data provides the accounting accuracy needed for compliant reporting.

    Data Fields That Sync

Metro2 maps these fields from Entrata to Metro 2 format automatically.

    • Resident demographics (name, contact info, date of birth) via REST API at {subdomain}.entrata.com/api/v1
    • Resident SSN — check Entrata resident record availability; if not present, collected via Metro2's encrypted form
    • Lease terms and dates (start, end, rent amount, lease type) from lease endpoints
    • Monthly charges from charge schedules and recurring billing
    • Payment ledger entries with date, amount, and method
    • Balance and delinquency status calculated from ledger data
    • Unit and community data for property/address mapping
    • Account status derived from lease status and payment history

Entrata API access requires a partnership agreement with annual fees starting at $5,000 (can exceed $50,000 for large portfolios). Contact your Entrata account representative to discuss API access and pricing.

    2

    Configure API Credentials

In Metro2, go to Integrations > Add > Entrata. Enter your Entrata subdomain, username, and password (Basic Auth) or OAuth 2.0 credentials. Metro2 will authenticate and verify the connection to {subdomain}.entrata.com/api/v1.

    Frequently Asked Questions

How does Entrata API authentication work?

Entrata supports Basic Auth (username/password) for direct API access and OAuth 2.0 for App Store integrations. The base URL is subdomain-specific: {subdomain}.entrata.com/api/v1. The legacy SOAP gateway was deprecated in April 2025.

Doesn't Entrata already report rent to credit bureaus?

Entrata includes a native Rent Reporting feature and ResidentVerify for screening. This Metro2 integration provides an alternative for operators who want their own data furnisher credentials, custom reporting rules, or full control over the Metro 2 file.

How much does Entrata API access cost?

Annual fees start at $5,000 and can exceed $50,000 depending on portfolio size and the number of API endpoints accessed. Contact your Entrata account representative for specific pricing.

Does this work with Entrata's ResidentPortal?

Yes. The integration pulls data from your Entrata backend regardless of which Entrata modules you use. Resident consent can be collected through the ResidentPortal or during lease signing.

What about the legacy SOAP API?

Entrata's legacy SOAP API gateway was deprecated in April 2025. Metro2 uses the modernized REST API. If you were using an older integration, you'll need to migrate to the new REST endpoints.

    Are webhooks available?

Yes. Entrata's modernized API gateway includes webhook support. Metro2 uses webhooks for real-time updates between scheduled batch syncs.

Can residents opt in through Entrata?

Consent can be collected through the Entrata ResidentPortal or during lease signing. Metro2 tracks consent status separately and only reports tenants who have opted in.

How is the Payment Rating calculated?

Metro2 calculates the Payment Rating (0-6) by comparing charge due dates from Entrata's billing system against payment ledger entries. 0 = current, 1 = 30-59 days past due, 2 = 60-89 days, up to 6 = 180+ days. Grace periods you configure in Metro2 are applied before calculating delinquency.
