    Metro 2 Integration for DoorLoop

Connect to DoorLoop's REST API at api.doorloop.com using Bearer token authentication to pull tenant demographics, lease agreements, payment records, and property data for automated Metro 2 credit bureau reporting. DoorLoop supports OData query syntax for filtering and sorting, two-way read/write access, and webhook notifications for lease, payment, tenant, and property events. Metro2 maps DoorLoop response fields to the Metro 2 Base Segment, validates every record against CDIA formatting rules, and submits to Equifax, Experian, and TransUnion. DoorLoop offers native TransUnion tenant screening ($25-$45/screening) but does not natively report rent payments to credit bureaus — this integration fills that gap.

    How It Works

Metro2 authenticates to DoorLoop's REST API at api.doorloop.com using a Bearer token in the Authorization header. Tenant, lease, payment, and property data is pulled via OData-compatible REST endpoints, mapped to Metro 2 Base Segment fields, validated against CDIA rules, and submitted to Equifax, Experian, and TransUnion. DoorLoop webhooks for lease, payment, tenant, and property events provide incremental updates between scheduled batch syncs.

    Benefits

REST API with Bearer Token Auth

DoorLoop exposes a full REST API at api.doorloop.com with Bearer token authentication. API reference documentation is available at api.doorloop.com/reference/.

    OData Query Support

DoorLoop's API supports OData query syntax for filtering, sorting, and pagination — allowing Metro2 to pull exactly the data it needs without over-fetching.

    Webhook Notifications for Real-Time Sync

DoorLoop fires webhooks on lease start/end, payment creation/returns, property/tenant/owner creation, move-in/out, and task creation. Metro2 uses these for incremental updates between batch syncs.

    Native Tenant Screening (TransUnion)

DoorLoop includes TransUnion-powered tenant screening ($25-$45/screening) for credit checks, criminal background, and eviction history — complementing Metro2's rent payment reporting.

    Enterprise TLS/SSL Security

DoorLoop enforces TLS/SSL with Perfect Forward Secrecy on all API connections. Data in transit is encrypted to enterprise standards.

    CDIA-Compliant Validation

Every record pulled from DoorLoop is validated against CDIA Metro 2 formatting rules before submission. DoorLoop does not natively report rent payments to credit bureaus.

    Data Fields That Sync

Metro2 maps these fields from DoorLoop to Metro 2 format automatically.

    • Tenant demographics (name, date of birth, contact info, address) via DoorLoop API
    • Lease agreements including start date, end date, rent amount, lease type, and status
    • Payment records with date, amount, method, and linked lease/tenant
    • Payment returns and NSF data for accurate delinquency tracking
    • Current balance and account status derived from the tenant ledger
    • Property and unit details including address, unit number, and property type
    • Owner information and property associations
    • Move-in and move-out dates for lease lifecycle tracking
    • Tenant SSN — not stored in DoorLoop; collected separately via Metro2's encrypted form

    Real-Time Webhooks

DoorLoop sends webhook events so Metro2 can react to changes instantly.

    Lease Start

Fires when a new lease begins. Metro2 opens a new tradeline for the tenant.

    Lease End

Fires when a lease terminates. Metro2 updates the account status and closes the tradeline.

    Payment Created

Fires when a rent payment is recorded. Metro2 updates payment history and recalculates balances.

    Payment Return

Fires when a payment is returned (NSF/bounced). Metro2 reverses the payment and updates delinquency status.

    Tenant Created

Fires when a new tenant record is created. Metro2 can initiate consent collection for credit reporting.

    Move-In

Fires when a tenant moves in. Metro2 updates the account open date and address fields.

    Move-Out

Fires when a tenant moves out. Metro2 updates the account status and records the closure date.

Get Set Up in 6 Steps

    1

    Request DoorLoop API Access

DoorLoop requires selective approval for API access. Contact DoorLoop support or apply through their developer portal to obtain a Bearer token for API authentication.

    2

    Enter Token in Metro2

In Metro2, go to Integrations > Add > DoorLoop. Enter your Bearer token. Metro2 will authenticate against api.doorloop.com and verify the connection.

    3

    Configure Webhook Endpoints

In DoorLoop, set up webhook URLs for lease start/end, payment creation/returns, tenant creation, and move-in/out events pointing to your Metro2 webhook endpoint.

    4

Map Fields and Set Reporting Rules

Review the automatic field mapping from DoorLoop API responses to Metro 2 Base Segment fields. Configure grace periods, late payment thresholds, and select which properties to include.

    5

    Test with Sample Data

Run a test sync to generate a sample Metro 2 file. Review Account Status codes, Payment Ratings, and balance calculations against your DoorLoop records.

    6

    Enable Production Reporting

Confirm tenant consent is collected, verify API access is approved, and enable automatic monthly submissions to the credit bureaus.

    Frequently Asked Questions

Does this work with DoorLoop's free plan?

The integration requires DoorLoop's paid plan with API access. DoorLoop requires selective approval for API access — you may need to contact their support team.

How does DoorLoop API authentication work?

DoorLoop uses Bearer token authentication. The token is included in the Authorization header of every API request. API documentation is at api.doorloop.com/reference/.

What webhook events does DoorLoop support?

DoorLoop supports webhooks for lease start/end, payment creation/returns, property/tenant/owner creation, move-in/out, and task creation. Metro2 subscribes to lease, payment, and tenant events for real-time data sync.

Does DoorLoop natively report rent to credit bureaus?

No. DoorLoop offers TransUnion tenant screening ($25-$45/screening) for credit and background checks, but does not report rent payments to credit bureaus. This Metro2 integration fills that gap.

    What is OData query support?

DoorLoop's API supports OData query syntax, which allows filtering, sorting, and pagination directly in API requests. Metro2 uses this to efficiently pull only the data needed for each sync cycle.

How is the Payment Rating calculated?

Metro2 calculates the Payment Rating (0-6) by comparing charge due dates against payment dates from DoorLoop's records. 0 = current, 1 = 30-59 days past due, 2 = 60-89 days, and so on. Payment returns (NSF) are factored into delinquency calculations.
